In most markets that advice is reasonable. In Santa Barbara, Montecito, Carpinteria, and Goleta it is quietly costing some sellers their best window of the year.
Here is what actually happens in summer on the South Coast.
The buyers who show up here in June, July, and August are not casually browsing between beach trips. They are serious. Many of them are relocating from Los Angeles or the Bay Area, visiting for the summer, and falling in love with the lifestyle all over again. They came for the weather and the pace. They stay for the open houses.
And when they find the right home, they move fast.
Visitor demand peaks here in the second and third quarters every single year. That means more eyes on the market, more out-of-area buyers discovering what the South Coast has to offer, and more motivated purchasers who are on a real timeline. A family relocating from LA does not have the luxury of waiting until fall. They need a home and they need it before school starts.
For sellers this creates something valuable. Serious buyers with urgency and less competition from other listings because most sellers followed the conventional wisdom and waited.
The lifestyle advantage matters too. A home with a beautiful outdoor living space, mature landscaping, mountain views, or a pool does not show better in February. It shows best right now. Summer light. Warm evenings. The kind of setting that makes a buyer stop in the driveway and think this is the life I want.
The sellers who win this summer are not the ones who list on a whim in July. They are the ones who started preparing in May and went live with intention, the right price, and a home that was ready to make an impression.
That window is open right now. But it will not stay open forever.
